– Once we determine an accurate price range, we will help you prepare the home to be shown. Once your property is listed and marketing begins, buyers will be touring the home. We’ll review purchase offers, provide advice and negotiate on your behalf. When we have an accepted offer, we’ll work with all the involved parties so the transaction will quickly progress to closing.

– We hold ourselves to very high standards in selling your home and addressing issues in the process. But if you are unsatisfied with our services for any reason, a simple 24-hour written notice will release you from the agreement with us.

– • Enter listing into the MLS system.
– • Put up “For Sale” yard sign.
– • Install lock box (optional).
– • Schedule time to shoot photos of the home, yard and neighborhood. Schedule a professional photo shoot if the property warrants it.
– • Review showing procedure. When need be, listing agent will be available for all showings and prepare the home before a potential buyer views.
– • Prepare property flyer.
– • Syndicate listing to 30+ real estate marketing websites, i.e. Realtor.com, Zillow, Trulia, etc.
– • A single page website for the subject property will be created with the photos taken and a well-written description of the home.
– • Post the website page on YouTube.
– • Invite Brokers and Agents to tour the home.
– • Begin agent to agent marketing efforts.
– • Review and update status of the home.
– • Hold Open Houses if agreed upon.
– • Show property to potential buyers.
– • Follow-up on Internet leads.
– • Monitor market conditions.
– • Monitor comparable properties for sale and update the seller.
– • Monitor foreclosures and short sales in the comparable area and update the seller.
– • Call the seller every Monday morning, and if necessary multiple times throughout the week, with updates on the progress of the marketing of the home.
